a. 17 Nov 1848
The children of John King Beck Emory, including Anne Nicholson and her husband Joseph H. Nicholson, sold "Providecne", 56 acres to William Carmicael for $1,035. Their father, John King Beck Emory had purchased the property from William Dimond.
b. Sale by Ann and several siblings to their brother of "Welsh Ridge" inherited by Ann C (Emory) NIcholson and her siblings from their father, John K. B. Emory.
Queen Anne’s County Court. Be it remembered that on the twenty third day of February eighteen hundred and fifty four the following Deed was brought to be recorded, to wit.
This indenture made this fourteenth day of September in the year of our Lord eighteen hundred and fifty four between John K. B. Emory of Cecil County and State of Maryland, William H. Emory and Eliza Emory his wife, Ann W. Emory, Mary A. W. Emory and Sarah T(J?) H. Emory and Arthur Emory of Baltimore City and Joseph H. Nicholson and Ann C. Nicholson his wife of Queen Anne’s County of the first part and Daniel C. Hopper Emory of the City of Baltimore of the second part witnessth that for and I consideration of the sum of Seven thousand five hundred dollars current money to them in hand well and hereby paid by the said party of the second part at or before the sealing and delivery of these presents the receipt where of is hereby acknowledged, they the said parties of the first part have granted, bargained, sold, aliened, ?, and confirmed and by these presents do grant, bargain, sell, alien, ?, and confirm unto the said party of the second part his heirs and assigns all their undivided interest, right, title and claim of in, to and out of all those tracts and parts of tracts and parcels of land lying and being in Queen Anne’s County, near Centreville on the public road and leaving from said Centreville to Halls X Road by the “milling bridge”, which descended from the late John K. B. Emory to his children and heirs at law called “Welsh Ridge” “Emorys Branch” “Heap Hazard” “Heap Hazard Addition” or by what so ever name or names the same mar be called or known except about fifty six acres of a tract called “Providence” which was heretofore sold and conveyed by said children and heirs at law to a certain William Carmichael as will appear be reference to a deed of conveyance from John K. B. Emory and others to said William Carmichael duly executed and acknowledged and recorded among the land records of Queen Anne’s County, together with the buildings and improvements thereon, and the rights, ways, waters, water courses, privileges advantages and appurtenances to the same belonging or in any wise appertaining and the reversion and reversions, remainder and remainders , rents, issues, and profits thereof and all the estate, right, title, interest claim and demand whatsoever of the said parties of the first part in, into and out of said parcel of land and premises. To Have and To Hold the said parcel or pieces or parcels of land and premises above described unto the said party of the second part his heirs and assigns to his and their own proper use and behalf. In Testimony whereof the said John K. B. Emory, William H. Emory and Eliza his wife, Arthur Emory, Ann W. Emory, Mary A. W. Emory, Sarah T(J?L?) Emory, Joseph H. Nicholson and Ann C. Nicholson his wife have here unto set their hands and affixed their seals respectively this day and year first herein written.

In the Name of God Amen,
I Ann C. Nicholson of Centreville Queen Anne's County in the State of Maryland being in good health of body and of sound and disposing mind memory and understanding, considering the certainty of death and the uncertainty of the time thereof and being decided to settle my worldly affairs do make and publish this my last will and testament in manner and for following and hereby revoking all other Wills and Testaments heretofore made by me.
Item 1st. I give and bequeath unto my daughter Sallie H. Wilmer now living in Baltimore City the sum of one thousand dollars to be parid to her two years after my death, with the interest thereon from the time of my death. But, if the said Sallie H. Wilmer should depart this life previous to me or previoust o two years after my death, then in that event, I wish and so bequeath and direct that the said sum of one thousand dollars to be paid to my grandchildren viz. Joanna Nicholson, Thomas Hopper Emory Nicholson, Mary Ellen Nicholson and Anna Louisa Nicholson share and share alike.
Item 2nd. And I give and bequeath to my daughter Anna B. Price the sum of two thousand dollars to be paid to her two years after my death with the interest thereon from the time of my death.
Item 3rd. And I give and bequeath to my son Hopper E. Nicholson, the sum of one thousand dollars to be paid to him within two years after my death with interest thereon from the time of my death.
Item 4th. And I give and bequeath to my dear grand daughter Joanna Nicholson the sum of one thousand dollars to be paid to her ? arrive at eighteen years of ? The interest thereon annually rom the time of my death. But, in the event she should die before she arrives at eighteen years of age, then I give and bequeath the said sum of one thousand dollars to my son Hopper E. Nicholson aforesaid.
Item 5th. And I give unto my daughter Anna B. Price the new frame dwelling house in which I now reside situate in the town of Centreville on Commerce St. and the ground belonging thereto for and during her natural life for a home for herself and my grand children Joanna Nicholson Thomas Hopper Emory Nicholson Mary Ellen Nicholson and Anna Louisa Nicholson aforesaid and from and after her death I give and devise the same to my son Hopper E. Nicholson in fee simple.
Item 6th. And I give devise to my dear grand daughter Joanna Nicholson the brick dwelling house on Commerce Street in the town of Centerville with the grounds thereto belonging and adjoining the above mentioned frame dwelling house in fee simple.
Item 7th. And I give and bequeath to my grand daughter Joanna Nicholson aforesaid a bed and bed clothing and furniture in one of the rooms of the new frame dwelling house I now occupy.
Item 8th. And I give and bequeath to my daughters Sallie H. Wilmer and Anna B. Price aforesaid all the rest and residue of my beds, bedclothing and furniture to be equally divided between them.
And lastly I do hereby constitute and appoint my dear son Hopper E. Nicholson to be Sole executor of this my last will and testament revoking and annulling all former wills by me herretofore made, satisfying and confirming this and none other to be my last will and testament.
In testimony whereof I hereby set my hand and seal this tenth day of April in the year eighteen hundred and ninety.
